How to Read a Roofing Scope of Work for a Steep Lake Norman Roof

Why the scope matters more on a steep custom roof
On a simple walkable ranch, many estimates look similar. On a steep Lake Norman custom home, they usually should not.
A roof with 8:12 to 14:12 pitches, multiple valleys, dormers, dead valleys, chimney crickets, wall transitions, and waterfront exposure needs a scope that accounts for real installation conditions. If the scope is thin, the crew often ends up making decisions in the field that should have been settled before the first bundle is loaded.
That is where problems start: underplanned flashing details, vague ventilation language, no mention of six-nail patterns, no dry-in sequence for a large cut-up roof, or no access plan for hardscape and lake-facing elevations.
A good scope of work should tell you not just what material is going on the house, but how the roof will be handled.
Start with the roof geometry, not the product brand
The first thing to look for is whether the contractor identified the roof correctly.
On many Lake Norman custom homes, the geometry drives labor, staging, safety, waste, and leak risk more than the field shingle itself. A useful scope should reflect conditions like:
- steep pitch ranges
- number of facets and valleys
- dormers and sidewalls
- chimney and cricket conditions
- ridge length and hip length
- transition areas between roof sections
- detached structures or connecting breezeways
- limited access on waterfront or hillside lots
If the estimate reads like a generic template, that is a warning sign. A complex roof should look complex on paper.

Check the tear-off and deck inspection language

You want to know:
- how many existing layers are being removed
- whether old underlayment and flashings are included
- how the crew will inspect the roof deck once exposed
- how damaged decking is handled if found
The scope should make clear that decking conditions cannot be fully confirmed until the old roof is off. That is normal. What matters is whether the contractor explains the process clearly.
On older custom homes around Cornelius, Davidson, and Mooresville, it is not unusual to find isolated decking damage near chimneys, skylights, dead valleys, or shaded north slopes where algae and moisture tend to linger longer. The scope should explain how repairs are approved and documented if they are needed.
Look closely at underlayment, starter, and ice-and-water details
This is where many homeowners skim, but these lines matter.
A steep roof replacement scope should identify:
- the type of synthetic underlayment
- where self-adhered membrane will be installed
- starter strip use at eaves and rakes
- valley treatment
- drip edge and edge metal details
On many Lake Norman custom homes, self-adhered membrane is especially important at vulnerable transitions like valleys, penetrations, low tie-ins, and areas that tend to see driven rain. Open water exposure can create wind corridors, particularly on exposed west- and south-facing lots, so adhesive performance and clean installation at edges matter.
Starter-strip adhesion is one of those small details that becomes a big detail in wind. If the scope does not mention starter use at eaves and rakes, ask.
Confirm the nailing pattern and wind setup
Do not assume the nailing pattern is standard just because the product is high-end.
For steep custom roofs near the lake, we typically recommend products rated for high-wind conditions and a six-nail installation pattern where applicable. A scope should identify the fastening method clearly, not leave it implied.
You also want to know whether the estimate accounts for:
- steep-slope hand loading or conveyor loading
- manufacturer-required fastener placement
- ridge and hip attachment method
- accessory products designed to match the wind rating of the field material
A premium shingle installed casually is still a casual roof system.
Read the flashing section carefully
If there is one place generic scopes fall apart, it is flashing.
A good scope should distinguish between:
- pipe boot flashing
- step flashing at sidewalls
- apron and counterflashing at chimneys
- valley metal or woven/closed-cut valley design
- cricket construction or rebuild if needed
- flashing at skylights and specialty penetrations
On large custom roofs, leak tracing often leads back to old flashing geometry, not just worn shingles. Chimney cricket design, valley transitions, and wall intersections deserve explicit attention in the scope.
If a chimney exists and the estimate says only “flash as needed,” that is too vague for a roof where water has multiple ways to collect and redirect.
Do not skip ventilation and attic language
Ventilation should not be treated as a throw-in line.
The scope should say what ventilation components are being installed, reused, or replaced, and how intake and exhaust are being balanced. On a custom home, that may involve ridge vent, off-ridge venting, intake improvements, or coordination with existing architectural constraints.
Not every steep roof can be vented the same way. Large ridge lines, turreted sections, cathedral ceilings, and decorative roof forms can change what is practical. The scope should show that someone has thought through your specific attic and roof design.
Ask how access, protection, and cleanup will work
Around Lake Norman, the roofing plan often needs to account for more than the roof itself.
On many custom properties, the scope should address:
- driveway and hardscape protection
- landscape protection
- pool, patio, and outdoor kitchen protection
- gutter cleanout
- magnetic nail sweep
- material staging on narrow or sloped lots
- access limits near docks, seawalls, or fenced rear elevations
This matters because a steep roof replacement on a hillside waterfront lot is a logistics job as much as a roofing job.
A better scope usually means fewer surprises
No scope can eliminate every change once the roof is opened up. But a detailed scope usually tells you the contractor has already noticed the hard parts.
That is the real point. A steep custom roof deserves more than product names and a total price. It deserves a written plan that reflects pitch, complexity, exposure, access, and the details most likely to decide whether the roof performs well.
